아파트 주거환경이 다양한 거주자의 거주만족도와 삶의 질을 높이고 지속적으로 거주하고 싶은 정주환경으로 조성될 수 있는 계획 지침을 마련할 필요가 있으며, 커뮤니티 활성화 관점에서의 접근이 요구되고 있다. 이에 아파트에서 거주자가 가지는 커뮤니티 의식 수준을 파악하고 지속가능한 아파트 커뮤니티 형성에 미치는 영향을 분석하여 구체적인 특성에 대한 이해가 필요할 것이다. 이에 아파트 거주자를 대상을 커뮤니티 의식을 조사하고 그 특징을 파악함으로써 지속가능한 정주공간으로서의 아파트 주거공간 조성방안 모색에 기여하고자 하였다. 이를 위해 문헌조사연구를 통하여 커뮤니티의식에 대한 개념 및 구성요소, 그리고 측정도구에 대한 고찰하여 아파트 거주자의 커뮤니티의식을 측정할 수 있는 측정항목들을 도출하였다. 또 커뮤니티의식에 영향을 미치는 다양한 요인들을 고찰하여 분석에 사용할 영향요인들을 선행연구를 통하여 파악하고 본 연구에서 사용할 요인을 선정하였다. 이를 바탕으로 부산시 아파트의 거주자를 대상으로 설문조사를 실시하였다. 자료 분석은 통계분석프로그램(SPSS WIN V18.0)을 사용하여 빈도분석, 분산분석, 교차분석, 요인분석을 하였다.
The aim of this study is to find out ways to create a residential environment of apartments where residents can continuously reside and be satisfied. For this, an analysis on characteristics of apartment residents’ sense of community were carried out. A document research and survey research were carried out for this study. As for the document research, development and aging of high-rise and high-density apartments and apartment community were examined. As for the survey research, field survey was carried out on apartments in Haeundae New Town in Pusan and questionnaire survey was conducted on the residents of those apartments. this study analyzed components and characteristics of sense of community of residents of the four apartments according to the characteristics of residents and apartments. Sense of community of residents is composed of four factors, emotional connection, membership, influence, fulfillment of needs, and residents’ sense of community level was identified to be average. The older the people were and longer their residential period was, the higher the sense of community. Also, the sense of community was high when the size of apartment complex was big and community spaces were concentrically disposed. Residents’ sense of community can be utilized as a measurement, and finding ways to enhance the sense of community from various aspects will be able to contribute to the creation of sustainable apartment community.
